What are expat rentals?

Expat rentals (monthly rentals) combine the advantages of traditional long-term rental with short-term holiday rentals benefits. Monthly rentals refer to leasing a furnished apartment, flat, or house to expats, companies, or business travelers, for a short period, from 1 month to a maximum of 11 months.

By renting your property to business travelers and companies with Globexs, there is no non-payment risk due to the tenant profile. You, as the landlord, keep control over your house, deciding the dates you want to rent your property.

At Globexs we take care of the entire rental process. We filter the client’s profile and we manage the rental contract, drawn up by our legal department. You will get worldwide visibility through the Globexs website and our partners by listing your property with us.

Where does Globexs operate?

The Globexs head office is located in Valencia, Spain. However, Globexs manages furnished apartments an all major cities in Spain and Belgium. Through our network of partners we are able to offer temporary rentals to expats all over Europe. 

What is the profile of expat tenants?

Expats are foreigners who move abroad for professional reasons, for a certain period of time: Project Managers, workers, professional athletes, digital nomads, film crews,… Their official address remains in their home country. So they will not registered at the apartment. 

The profile of a typical Globexs tenants varies depending on the location:

  • In Spain many of our tenants are digital nomads or remote workers. Almost all our tenants are professionals with a higher than average accommodation budget. They travel alone or with a partner, and almost never with children.
  • In Belgium and Holland many of our tenants are workers or project managers working for a company, or professional football / basketball players.
Is Globexs a real estate agency?

No, definitely not. Globexs is a relocation company.

We offer a range of services to people who are moving abroad for a few months. Our clients are expats, companies, digital nomads and remote workers who move to another country for a few months for professional reasons. We offer 3 services to our customers:

  1. Legal immigration assistance (visas, work permits, etc.)
  2. General relocation services (bank accounts, driving licenses, school search, etc.)
  3. Furnished temporary rentals (apartments and houses for stays between 1-11 months)

Globexs is in business since 2010, and our many years of experience has given us a fantastic network of companies, expats, digital nomads, and apartment owners. In terms of accommodation, Globexs is a platform that connects expats with owners who are willing to rent their property for short terms.  

Globexs is not a real estate agency because it does not handle long term traditional rentals and is not involved in selling or buying properties. Globexs is a relocation company and a service company for people temporarily moving to another country.

What services does Globexs offer to the owners?

Globexs is a company whose main activity is the provision of several services to expatriates and/or the companies which they work for, as well as the provision of suitable accommodation for expatriates. Globexs has a website through which owners can make their homes temporarily available to expatriates.

Commercial

We publish the owner’s apartment on our website and offer the apartment to our expat customers. Globexs finds the right tenant for the right apartment. Globexs offers 2 types of accommodation to the tenants: Globexs apartments that are fully managed by Globexs, and partner apartments that are managed by partners. Globexs is the owner of none of the published apartments. Interested owners can choose between 3 plans: Partner Plan, Premium Plan and Superior Plan.

Contracts

The owners of the Globexs apartments have authorized Globexs to negotiate the price and the conditions of the rental with the tenants and to sign the rental contract on their behalf. However, the owners of the apartments have the final word and need to approve Globexs the conditions of every rental before Globexs can sign the rental contract on their behalf. Every rental contract is a legal agreement between the owner of the apartment and the tenant. Globexs acts as an intermediate defending the interests of the owner and the tenant. The owners of the partner apartments use Globexs only as a commercial platform and do not use the Globexs services in terms of rental contracts, payments, etc.

Payments

The rental price that the owner wishes to receive is determined in consultation with Globexs and may vary for each rental, depending on the duration of the rental. During the rental period, Globexs collects the rent on behalf of the owner (Premium – Superior plan). The monthly rent is transferred to the owner either on the 5th or the 20th of each month. In case the tenant is late with the payment there can be a delay of 1 extra week. 

Deposit management

For our Premium and Superior owners Globexs collects the deposit and keeps it until the departure of the tenant. The owner checks the apartment and communicates damages to Globexs within 5 working days after checkout. If the owner considers that (part of) the deposit should be retained, Globexs opens a deposit report. 

Problem solving

Globexs is the contact person during the complete stay of the tenant. In case of problems, both the owner and the expat (tenant) contact their Globexs agent who will try to solve the problem by appropriate intermediation.

Property management

To Superior owners we also offer property management services. We take care of the cleaning, linen change and checkin process. This service however we only offer in Valencia and Madrid, Spain, through our partner company (Nestor Property Management), and in Belgium through our partner company Sukasa.

Does Globexs require exclusivity from the owners?

Globexs does not require exclusivity. The owner has the right to publish the property through other sources. However, if the owner has a reservation through a different source, he is obliged to communicate the dates to Globexs, so that it can adjust the property’s internal availability calendar. 

The owner cannot rent directly to a Globexs client. If a tenant wants to extend an existing rental contract, the owner is not authorized to close the new agreement directly with the tenant, unless Globexs gives express permission in writing.
