No. The owner of a Globexs apartment on a Premium or Superior plan are not obliged to allow visits of potential tenants. At Globexs we do the maximum to avoid visits of potential tenants. That is the reason why we insist to our owners on realistic photos and videos. (What information does Globexs need to publish my apartment?)
Obviously, even though Globexs will never oblige an owner to allow a visit, sometimes it is recommendable or necessary to close a booking, and we leave it to the judgement of the owner. In case the owner agrees with a visit, the Globexs rental agent will organize the visit.
Yes. Unless agreed differently with Globexs, a Globexs owner on a Premium or Superior plan can always refuse a booking.
If Globexs receives a booking request for an apartment, the owner will be contacted to agree the final terms. Although Globexs carefully filters every request, and only presents serious candidates, sometimes an owner is unable to accept the booking, for whatever reason that might be (for example: the owner needs the apartment for personal use).
Because Globexs does not demand exclusivity to the owners, we have no 100% control over the availability of the apartments. For every request we double check the availability with the owner. On the other hand, by signing the Globexs intermediation contract the owner agrees to inform Globexs at all times when the availability of his apartment changes.
No, in general, we do not allow pets. If there is a specific request, we always contact the owner first for permission.

The following cancellation policy applies for tenants in a Globexs apartment, unless overruled by the rental contract. For tenants in a partner apartment the cancellation policy of the partner applies.
The LESSEE has the right to cancel the booking with 2 months written notice without penalty. If however, the notice is less than 2 months but more than 1 month in advance, the LESSEE must pay a penalty of half a month’s rent. With a notice less than 1 month in advance, the LESSEE must pay a penalty of a full month’s rent. In case the booking was subject to an agency fee, the agency fee will not be returned under any circumstances.

If the contract is subject to flexible cancellation (see Particular Conditions of this agreement), the LESSEE will be allowed to cancel the rental agreement with effect on the first day of the following month if notified by the 15th of the month, and if the notification is done after the 15th of the month, the cancellation will then be effective on the last day of the following month.
The OWNER has the right to cancel the rental agreement at any given moment with 1 month’s written notice without penalty.
If the LESSEE fails to meet the obligation to register every person in the apartment, or if the maximum capacity of the PROPERTY is exceeded, this will be considered as a serious breach of the agreement, which entitles the OWNER to invoke the automatic dissolution of the agreement without prior notice, and to charge the sum of a full month’s rent as a penalty to the LESSEE.
In the event that the tenant decides for any reason not to come or not use (any more) the reserved house, Globexs will not be liable to the owner, nor will it be obliged to indemnify the owner in any way.

Usually all energy expenses are included in the rent, but exceptions exist. When the tenant moves in, the estimated energy cost per month is included in the price. We ask our owners to set the all-in price including the estimated energy cost. During the winter months, an additional amount may be negotiated between the owner and Globexs.
Some months this consumption is higher, others lower. This keeps itself in balance. Only if it can be shown, using invoices from the last 3 months, that consumption has exceeded drastically, can a claim be made on the deposit. One cannot go back further than 3 months and consumption must be proved by Kilowatt hours.

Owners on a Premium or Superior plan authorize Globexs to manage the rentals of their apartment. More in particular, they authorize Globexs to:
The intermediation contract is signed at the beginning of the collaboration between the owner and Globexs and is concluded for an indefinite period of time. Either party may unilaterally terminate this contract by giving one month’s notice; in this case, the other party must be notified in writing. In the event of termination of the contract by the owner, the owner is in any case obliged to respect and execute in good faith the reservations already made and confirmed by the tenants through Globexs.
In the intermediation contract the owner and Globexs agree on an orientative rental price. This price however is not binding, and the actual rental price needs to be negotiated and agreed for every rental. Before confirming a booking Globexs and the owner agree on the actual rental price.
Globexs owners on a Premium or Superior plan always have the final word regarding rentals and need to approve Globexs the conditions of every rental before Globexs can sign the rental contract on their behalf.
An intermediation contract between Globexs and an owner consists of 2 parts: In the first few pages the particular conditions of the owner and the apartment are determined, and in the second part, the owner agrees to the general terms and conditions for Globexs owners, that are also published on this website.
Every rental contract is a legal agreement between the owner of the apartment and the tenant. Globexs acts as an intermediate defending the interests of the owner and the tenant. Globexs redacts the rental contract and presents it to the tenant for his signature. The names and passport numbers of all the residents appear on the rental contract.
The actual rental price and all other expenses (deposit amount, agency fee, linen fee, etc.) for the tenant are determined in the rental contract, as well as the other rental conditions. The owner has the right to ask for a copy of the rental contract.

Our Partner plan is designed for people that have experience with expat or temporary rentals. Globexs is not involved in the actual booking process nor the payments, and the owner uses his own rental contract.
Owners on a Premium or Superior plan cannot use their own contract, since Globexs takes care of the full booking process and payments.
