We offer a range of services to people who are moving abroad for a few months. Our clients are expats, companies, digital nomads and remote workers who move to another country for a few months for professional reasons. We offer 3 services to our customers:
Globexs is in business since 2010, and our many years of experience has given us a fantastic network of companies, expats, digital nomads, and apartment owners. In terms of accommodation, Globexs is a platform that connects expats with owners who are willing to rent their property for short terms.
Globexs is not a real estate agency because it does not handle long term traditional rentals and is not involved in selling or buying properties. Globexs is a relocation company and a service company for people temporarily moving to another country.
Globexs is a strong brand in the expat housing industry. The company behind the brand Globexs historically has always been GLOBAL EXPATRIATE SERVICES SL, a Spanish company with CIF B98399322, and with CEO Tiscar Navarro.
However, Globexs has ambitious expansion plans outside Spain, and our international operations are managed by the company GLOBAL EXPATRIATE SOLUTIONS SL. Global Expatriate Services SL is also a Spanish company (with CIF B44608180), and is run by CEO Lodewijk Cuypers.
Both Global Expatriate Services and Globexs Expatriate Solutions operate under the brand GLOBEXS with the same website (www.globexs.com).
Even though Global Expatriate Solutions SL is a 100% Spanish company, we have VAT obligations in every country we operate. To clients renting an apartment in Belgium, we need to include Belgian VAT in our agency fee. To clients renting an apartment in Holland, we need to include Dutch VAT in our agency fee. To clients renting an apartment in France, we need to include French VAT in our agency fee. Our local VAT obligations only affects the agency fee that Globexs makes, not the rental income for the owners.
Even though we operate with 2 different companies in Spain and abroad, our services to the owners are identical: Our owners can choose between Partner Plan, Premium Plan and Superior Plan.
Globexs is a company whose main activity is the provision of several services to expatriates and/or the companies which they work for, as well as the provision of suitable accommodation for expatriates. Globexs has a website through which owners can make their homes temporarily available to expatriates. Interested owners can choose between 3 plans (Partner plan – Premium plan – Superior plan). Depending on the plan the owner chooses the owner can enjoy a range of commercial, administrative, and property management services.
Globexs does not require exclusivity. The owner has the right to publish the property through other sources. However, if the owner has a reservation through a different source, he is obliged to communicate the dates to Globexs, so that it can adjust the property’s internal availability calendar.
The owner cannot rent directly to a Globexs client. If a tenant wants to extend an existing rental contract, the owner is not authorized to close the new agreement directly with the tenant, unless Globexs gives express permission in writing.

What are expat rentals?
Let’s guide you through the details of the Globexs Partner Plan. Choosing the owner plan that fits your needs is very important. We are happy to assist you.
This package is designed for property managers who use Globexs only as a commercial platform. Our Partner plan is designed for people that have experience with expat or temporary rentals. In the first place we are thinking about professional property managers, aparthotels, vacation rental properties, other expat rental agencies, etc. These are properties that are already rented on a professional way by an experienced team.
People signing up for the partner plan use Globexs only as a commercial platform. Entering the properties in the Globexs database is for free. As soon as Globexs receives a request for the properties we bring the tenant in touch with the owner, and no further services are provided. The owner takes care of the rental contract, the payments, deposits, etc.
Owners enjoy the following commercial services:
Globexs coordinates with the partner/owner the checkin process. However, the partner/owner takes care of the property management part of the rental: Cleaning between 2 guests, checkin and checkout.
The Partner plan involves no startup cost. Globexs usually charges an agency fee or a commission to the partner/owner when we achieve a booking. This usually is our general agency fee rate (350€ for rentals 1-2 months, 650€ for rentals 3-5 months, 1200€ for rentals 6+ months), but will be negotiated for each booking.
The Partner plan is available in most cities in Europe.

The Superior plan is an extension of the Premium plan. It is designed for people that want no hassle at all. Globexs takes care of everything: We find the tenant, we negotiate the price and conditions, we prepare the contracts, we handle all the payments, we handle the deposit, we organize checkin-checkout, and we are the contact person for both owner and tenant during the full stay. On top of all this, we also take care of the cleaning, linen change and checkin process.
The owner is a Globexs customer and Globexs will always defend the commercial interests of the owner. The owner gets a dedicated account manager, and can always reach Globexs on an emergency number. The owner has no contact with the tenants. Globexs takes care of everything, and acts on behalf of the owner in case of problems.

Owners enjoy a wide range of property management services, and benefit from our long-standing relationships with skilled plumbers, electricians, and repairmen for top-notch and maintenance at reasonable prices.
The owner is a Globexs customer and Globexs will always defend the interests of the owner. In case of problems Globexs takes care of everything and acts on behalf of the owner.
Owners with a superior plan enjoy:
The Property Management services are provided by the companies Nestor (in Spain)(Nestor Property Management), and Sukasa (in Belgium)(Sukasa). Both Nestor and Sukasa are part of the Globexs Group of Companies.
The Superior plan involves 3 costs for the owner:
The Superior Plan is available in Valencia, Madrid and in certain cities Belgium.
Absolutely, and in fact it is not unusual in destinations where all 3 owner plans are available.
It is not unusual that owners on a Partner plan upgrade to a Premium or Superior plan. This can happen for example when we have an actual booking for the apartment. When we have a booking for his apartment the owner can decide to upgrade, to enjoy the financial safety and protection of the Premium plan, and/or to enjoy the property management services of the Superior plan.
However, partner apartments have much less visibility to potential tenants, because they are not published on www.globexs.com. That is why we recommend to all apartment owners to start with the Premium plan, especially in our prime locations such as Valencia, Madrid, Barcelona, Bilbao, Malaga, Cadiz, Canary Islands, Brussels, Antwerp and Ghent. Premium apartments are likely to be rented much faster than partner apartments.
Owners on the Premium plan can upgrade to the Superior plan at any time. Again, this is not uncommon in the destinations where our Superior plan is available (Valencia, Madrid, Antwerp). The Superior plan is an extension to our Premium plan, offering extra security and peace of mind to owners.
